Issue
The Margaret E. Heggan Public Library had recently finished a full interior renovation of the library and, upon completion, began experiencing some problematic roof leaks from the existing EPDM membrane roofing system. The current roofing system was also populated with an extensive solar system that had recently been installed.
The REMTEK Recommendation
REMTEK temporarily disconnected and removed all solar panels, increased the elevation of existing gas lines to rooftop equipment, and thoroughly addressed all deck-mounted solar array brackets.
The new system of choice was a Gaco Western 20-Year-Manufacturer-Warranted, fully-adhered, spray-applied Polyurethane/Silicone Roofing System. The new polyurethane insulation application not only sealed the roof completely, it also added an additional R factor to the new roofing system. The polyurethane was then sealed with a two-coat application of high-solids silicone coating at approximately 30 mils in thickness.
The benefit of using this system was the way in which the polyurethane foam and silicone sealed all problematic solar array brackets. Upon completion of the roofing system, all solar arrays were then reinstalled.
