Issue:
The existing roofing system on the Emerson Resources, Inc. property was made up of built-up roofing and modified roofing membranes. The existing membranes were beyond their useful service life and were great candidates for a new direct-applied coating restoration system. However, there were areas of wet roofing near parapet walls, ponding water issues, and improperly installed drain connections that would require repairs prior to installation of the new system.
The REMTEK Recommendation:
REMTEK began the project by removing all wet or deteriorated conventional roofing membrane / insulation and replacing with similar materials to grade. All improperly connected drain assemblies were removed and replaced with new drains with no hub connections. All wall and roof areas were prepared for the new coating restoration application.
The new system of choice was a Gaco Western, 20-year manufacturer warranted, fully adhered, spray-applied, high-solids silicone roofing system. Prior to application of the silicone coating, REMTEK installed an application of seamless, rigid polyurethane foam to all penetrations and parapet wall details. This application ensured that all deteriorating masonry walls were completely sealed. All existing seams, flashings, and problematic areas were first sealed using Gaco Western’s SF2000 high-solids fiber reinforced mastic. After this application, the new high-solids silicone coating was applied in a 30 mil DFT thickness to the entire roofing system.
